All maintenance issues must be reported to our office and must be advised as soon as possible.
Access must be given to the tradesperson to carry out routine repairs during business hours. Should the Tenant make arrangements with the tradesperson to attend after hours for a routine maintenance item, the Tenant is liable for any additional after hours call out fee.
Please contact us directly for any urgent maintenance issues or contact a relevant tradesperson for 24 hour assistance in the event the office is closed. See our list of preferred tradespeople below.
As outlined in the red booklet “Renting a home a guide for tenants and landlords” that you were given at the start of the tenancy, there may be circumstances when our office is closed and you require urgent repairs to be carried out after hours.
Should there be a failure of gas, electricity or water you are required to contact the Faults Line of your service provider to ensure it is not a problem with your provider first.
If a tradesperson is called and it is established that the matter is not classed as an emergency the tenant(s) is required to pay the call out fee not the landlord or agent.
If an after hours call out is made and the maintenance issue is deemed to be non urgent you may be responsible for the additional costs.
If you are unable to reach the above preferred tradesperson please find a 24 hour service in the local yellow pages and arrange as quickly as possible.
